Bellam Ravichandra Views - NRIs looking Towards Indian Real Estate Market
According
to Dr Bellam Ravichandra views, India has an extensive immigrant
population spread around the globe. Recently, the government has taken a host
of efforts to reach out to the NRI population, which has shown the result in
stronger bonds between the expats & their country of origin.
Ravichandra
Bellam shares his knowledge
through his experiences in Real Estate marketing field.
In the
case of NRIs, Property purchase laws have been simplified which has resulted in
their growing interest to invest in the Indian property market.
From the growth in formalization
and transparency in the sector, NRIs are drawing strength. In the past years,
NRIs were cautious of investing in Real Estate due to the lack of formal
structure and relevant loopholes. In recent times, the government has mountstar
a host of judicious policies to harmonize the differences, enable hassle-free
transactions and provide the safety framework to homebuyers. The government has
not just conceptualized strong policies but also shown strong commitments
towards enforcing guidelines and taking penal actions in case of non-adherence.
This has given a major uplift to the buyers’ confidence and trust in the Indian
as well as in the international market.
Dr Ravichandra Bellam Managing
Director speculates the trends in
Real Estate Market in India.
Supportive efforts to uplift
country-wide infrastructure, flow in liquidity and growing organization will
continue to impact Indian Real Estate in a positive mode. The new Real Estate
will be more organized and pinned on stronger structural reforms. This will
definitely result in a rise in interest both from domestic as well as
international quarters. It is estimated that after Modi 2.0, the private equity
capital will double in the current financial year to USD 10 billion.
NRI plans about the real estate
investment in India is examined by Bellam Ravichandra BVL.
The NRI confidence is at an
all-time high despite the fact that the Indian property market has emerged from
the prolonged slowdown recently. Eventhough when Indian property prices were at
a historical peak a few years back, such a type of confidence was absent. If we
take the past five years, the annual NRI investments have appreciated by around
74%.
The real estate trends in metro
cities were analyzed by Dr Bellam Ravichandra.
IT developed cities were also
considered and examined by Ravichandra Bellam.
IT-centric cities like Pune and
Bangalore have come to the fore, as they are generating continuous investments
from the NRI quarter itself. Total NRI investments into Pune in FY 20 are
expected to reach USD 2.2 billion, growing by over 69% when compared to
previous year. In the current quarter when compared to the quarter before the
overall Real Estate environment in Pune is optimistic as transactions have
jumped by 40%.
Bellam Ravichandra director has gone through the strategies in NRI markets.
Indian developers and advisories
are dynamically reaching out to the market and devising new strategies as the
potential in the NRI markets is set to rise steadily.
Professional Real estate
organisations business strategies were closely examined by Bellam Ravichandra
with the support of his wife Sasikala, Dr Bellam Ravichandra Sasikala.
Bellam Ravichandra views about
investments in India
Advisories are linking deals
with local professional organizations to conduct events so as to reach out to
the wider base and apprising effectively about how to make investments in India
and take dynamic opportunities that are prevailing in the market. This base
will continue to expand the sector for the NRIs and assist in more funding inflow
from international frontiers.
